Rental terms

1Booking and payment

A booking is binding from the moment it is made, whether by telephone or in writing. Payment is taken as 100 % of the total unless otherwise agreed. Guests must observe the general payment terms for accommodation bookings. On arrival, receipts for payments made may need to be presented if they are not yet visible in the booking system.

2Cancellation terms

Cancellation terms take effect once a booking is confirmed. Cancellations must be made in writing by email to riihikarhu@gmail.com.

• More than 60 days before arrival: 95 € cancellation fee
• 32–59 days before: 30 % of the booking price
• Less than 32 days before: the full booking amount is charged

3The owner's right to cancel

In the event of force majeure or reasons attributable to the owner (for example essential repairs), the owner may cancel a booking. In that case the guest is refunded in full. The owner may also cancel a booking if the guest has not observed the payment terms.

4Liability for damage

The guest is responsible for the contents of the villa during the rental period and is liable to compensate in full for any damage caused.

5Number of guests

The property may not be used by more people than stated in the property details. Tents and caravans may not be used on the plot without permission. Additional guests are charged 35 € per person per night.

6Complaints

Any complaint concerning the booking or the condition of the property should be addressed immediately to the Riihikarhu rental team: telephone 050 338 0397, email riihikarhu@gmail.com.

7Smoking and pets

• Smoking is prohibited in all indoor spaces
• Unauthorised indoor smoking incurs a 300 € airing fee
• Pets may not be brought to the property
